In today’s volatile economy, attaining financial freedom has never been more important. Many professionals spend a lot of time worrying about their practice, and, on top of that, worry about their money, too. Regardless of the size of one’s salary, having passive income is extremely important in building wealth and preparing for retirement. Also known as a work-optional lifestyle, financial freedom allows people to have a consistent revenue stream, whether they’re working or not, giving them the ability to travel, pursue passion projects, or spend more time with the family as they see fit.
Tyson Cobb, founder of Timberview Capital, is a semi-retired orthopedic surgeon who saw first-hand the importance of passive income for professionals like him. Timberview Capital began as a group of surgeons who were investing together in the quest for financial independence, and the group was later formalized into a network that guides other professionals in achieving their financial goals via investing in real estate. The company mainly focuses on syndications and investing in multifamily and other commercial properties, while ensuring these opportunities have strong foundations, resulting in the best chances for success.
According to Cobb, most new investors (and even some seasoned ones) are hesitant to invest in real estate, which is mostly due to fear of the unknown. Indeed, investing in real estate is more complicated than investing in stocks, but there is a potential for much higher returns when it comes to real estate, especially with inflation causing property values to rise. Cobb highlights this with statistics from Tony Robbins’ recent book, The Holy Grail of Investing. According to Robbins, $1 million invested in the S&P 500 in 1986 would have grown to $26 million by 2022. The same $1 million dollar investment in private equity real estate deals would have grown to $139 million.
When it comes to a successful real estate investment, Cobb says that there are three major variables investors should look at, the first of which is the team and its members. Timberview Capital chooses to work with teams composed of individuals who have a really good track record in real estate, as well as the experience and skills that will allow them to come up with a good business plan and execute it. Timberview Capital has access to extensive resources such as retirement account specialists, CPAs specializing in real estate investments, and attorneys specializing in a variety of tax and real estate-related issues. For instance, Dr Cobb has real estate investment opportunities utilizing attorneys specializing in discounted Roth retirement plan rollovers which will save investors substantial amounts of taxes.
The second variable is the property itself, or what Cobb calls “the meat on the bones”. One such property that Timberview Capital recently acquired is Regatta, a multifamily apartment complex located in San Antonio, Texas. To increase the property’s value, Timberview is enhancing its customer experience to reduce turn costs and attract new tenants, as well as evaluating potential services to offer tenants to increase revenue. These services include a WiFi Internet package, parcel lockers, covered and reserved parking, patio fencing, trash pickup, washer and dryer rentals, and premium pricing for lakeview units.
“Our design team has come up with a plan to replace the non-functioning tennis courts with a new half-basketball court and two pickleball courts. To make the area a fun gathering spot we are also adding a fire pit, cornhole boards, a barbeque area with high bar seating, as well as redoing the pool,” Cobb says. “We are remodeling the units and improving their quality, as well as adding all of these amenities to improve the property and make it more desirable. This allows us to attract more affluent tenants and charge higher rent, providing a quicker return for investors.”
The third important variable is geographic location. Based on internal migration data from the US Census Bureau, San Antonio had 30,379 people move in for 2023, leading the nation's 35 largest cities in population growth from domestic migration. People have been flocking to San Antonio for years – in 2020-2021, over 13,000 people relocated to the city between, the most for cities with populations exceeding 50,000 residents.
According to Cobb, people have been moving from states such as California and New York to Texas due to better weather, no state income tax, and lower cost of living. In addition to the population growth, San Antonio also has the highest job growth in the state of Texas, at over 3%. With the San Antonio area experiencing good economic and population growth, investing in the area’s real estate makes perfect sense.
“We love San Antonio, and after acquiring our first asset here three years ago, we have been actively looking to add more properties to our portfolio,” Cobb says. “We have been constantly bidding on properties using very conservative underwriting and, by the end of 2023, our patience won out. We were able to get The Regatta under contract at a very attractive price. This property is in a prime lakeside location, across the street from a golf course, and boasts large apartments. This is a true value-add opportunity, and we will reap the rewards of returning the property to its former luster.”
The real estate deal for Regatta has recently been closed. However, Timberview Capital continues to be open to investors as they raise the final amount of capital needed for remodeling purposes.
